Here are the most common questions we get about safety, construction, installation, utilities, and financing scenarios. If you want to talk to a person, we can walk through your county, timeline, and site plan.
How do I know the house is safe?
The house conforms to the International Building Code (IBC). For Mississippi installations, the home has a State of Mississippi Office of the Fire Marshal inspection sticker / certificate documentation associated with the modular home inspection process.
Final permitting and inspection recognition can vary by county and jurisdiction.
What is the wind rating and do you have a map of where the structure is approved?
The building is rated for 120 MPH straight line winds.
Approval and permitting pathways vary by jurisdiction and county. If you tell us your county/state, we can explain the typical documentation used for permit solicitation in that area.
How well is it insulated?
Walls and roof are R27 without cladding and R32 with cladding. Same for roof.
What is the frame made of?
Frame is made of heavy duty galvanized steel.
How does plumbing and electrical hook up out the back?
There is an outdoor load center on the back of the house into which your electrician will mount and connect per local requirements. Plumbing is discharged in the rear of the house for connection to your site plumbing.

What are the exterior color choices?
Exterior color options are shown on our colors page. Availability may vary by model and production schedule.
How is water heated?
The house comes with an on-demand electric water heater.
How is the house heated and cooled?
Most customers install a mini split heat pump system.
Does it have to be mounted on a slab?
Our sales contract states it needs to be bolted to a concrete slab. We have drawings we can send detailing slab requirements.
Figure on at least a 12×12 footer and a 5" slab. Inspection may not be recognized if not on a foundation.
How much down and how much a month?
It’s hard to estimate your payment. We are not mortgage brokers and cannot quote exact loan numbers, but we can share basic scenarios. It depends on your full project scope: the house, slab, electrical and plumbing connections, accessories, appliances, furnishings, and site systems like septic or a well.

With tax you’re around $65,000 (illustrative). If you own a $50,000 piece of property outright that you can put up as collateral and have decent credit, the bank may be able to loan the full amount depending on underwriting.
